home information packs
Home Information Packs are now a reality for anyone selling a vacant residential property. Marketing of your property cannot be commenced until a Pack has been ordered.
At mfg we can produce your Home Information Pack from as little as £300 plus VAT*. We are the property experts, which coupled with the fact that both us and the Companies providing the necessary information and data that make up your Home Information Pack utilise the latest technology and sources of electronic data, allows us to ensure that your Pack is available as soon as possible.
What’s in a HIP?
The Required contents of a Pack are:-
- An Index
- An Energy Performance Certificate
- Sale Statement
- Evidence of title
- Local Search
- Drainage Search
If your property is leasehold a copy of the Lease must also be provided, but the need to include more detailed leasehold information and documentation has been temporarily held back.
In addition to the above a HIP can contain certain Authorised documents,
which are not compulsory and include further searches, for example a Mining
Search, warranties, photographs, maps, plans, or drawings and should you
wish, a Home Condition Report.
An Energy Performance Certificate, which will grade your home in
the same way as you might see when considering purchasing a domestic appliance
can only be prepared by a qualified Home Inspector, or Domestic Energy
Assessor, who will look at such things as whether the property is double-glazed,
has loft, or cavity wall insulation and the efficiency of the boiler.
A Home Information Pack is portable, which means that you are not tied to one Estate Agent, you can still instruct multiple Agents, or change Agents.
